Full-property jobs price by the number of truck loads needed. Most homes land between two and six trucks. Each truck is sized to a tier — from the $150 minimum load to a 400 cu ft full truck — and the totals roll up into a single quote.

Multi-day jobs run with rotating trucks so the property clears continuously. We tell you up front, in writing, how many trucks the job needs and what the total looks like.

What does a full property cleanout cost?

Property cleanouts are priced by the volume of truck space the contents fill — same model as a single pickup. Most full-home jobs land between two and six truck loads. We walk the property, confirm the truck count, and lock the total before the first item moves. How long does a full-property cleanout take?

A typical 2-bedroom rental turn can land in a single day. Larger estate clears or hoarder-adjacent properties may run two to four days with multiple crews and trucks. We give you a day count when we walk the site so listings, closings, and turnover schedules can plan around it.

Do you handle estate cleanouts respectfully?

Yes. We pace estate work to your comfort, set aside anything you flag as keepsakes, and route donatable items to local partners first. Crews are uniformed, quiet, and discreet — neighbors notice the truck, not the contents.

Do you take donatable items separately?

Yes. Furniture, housewares, and clothing in good condition are routed to local donation partners first. Recyclable e-waste, metals, and cardboard are sorted at the truck. Landfill is the last stop, only for items no facility will accept.

Can you work multi-day jobs across multiple trucks?

Yes. Larger properties run with multiple crews and rotating trucks so the site clears continuously rather than waiting between dump trips. We coordinate dumpster placement, alley access, and HOA / condo rules in advance.

Do you handle hoarder-adjacent or sensitive cleanouts?

Yes. We approach these jobs without judgment, set up a phased plan room-by-room, and protect anything flagged as personal or sentimental. PPE and biohazard handling are coordinated when conditions require — review the EPA HHW overview and Illinois EPA programs for background, then talk to us first so we bring the right crew and supplies.

Can you prep a property for listing or showing?

Yes. Listing-prep clears focus on getting the home photo-ready: every room emptied, closets cleared, garage and basement swept, exterior staging removed. We can coordinate timing with your agent or stager.

What about appliances, mattresses, and biohazards?

Refrigerators, freezers, washers, dryers, mattresses, and box springs all load — we route to recycling streams when local facilities accept them. Biohazards (raw waste, sharps, chemicals) need a heads-up so we can bring proper PPE and disposal documentation, or coordinate a specialist partner.
